Delay Impact Assessment

What each event actually cost you in time

A delay impact assessment answers one question precisely: how much later did completion become because of this event, and whose event was it? FR2 quantifies that in the programme rather than in prose.

Methods we use

  • Time Impact Analysis (TIA) — prospective, event by event
  • As-planned vs as-built windows analysis
  • Collapsed as-built (but-for) analysis
  • Impacted as-planned, where the records support it
  • Concurrency assessment and apportionment between parties

Method selection follows the contract and the quality of the available records — we say up front which analysis the evidence will carry.

How it connects

Delay impact assessment is the analytical core of our extension of time services. It feeds delay quantification, causation and responsibility analysis and, where required, expert witness support.
